As the days start to draw out, now is a good time to consider a change. If you’ve been wanting to make the move but have been worried about the lack of market choice, the way the year has started you needn’t be! With new instructions coming in thick and fast, there is now more out there to choose from, whether you are stepping onto the first rung of the property ladder, climbing higher up or looking for your forever home.
If you do have a property to sell, it is worth standing back and looking at your home objectively. Stand outside and think “would the front appearance make me stop and want to take a closer look?” It is also worth getting a friend to give you an honest opinion! (Make sure you are really good friends, so as not to fall out with them!) If you find yourself thinking it looks just “OK”…..then it’s “time to Spring into action”

The first impression is the most important, so think about curb appeal –

Jetwash the driveway

Get the front garden as tidy and weed free as possible – sweep up leaves and make sure the driveway is clear.

Add/ update hanging baskets or tubs to add colour

Get the windows cleaned

Clean down the front door and touch up any paintwork.

All these small things can be the difference between getting buyers through the door and not. A property with an unkempt exterior is not deemed to be well looked after on the inside.
Once potential buyers are in and your house is presented in its best light, it’s time to show the rear garden! And at the risk of sounding ‘estate agenty’ your rear garden is usually the biggest room of the house but can often be the most neglected.

If you are like me and gardening isn’t your ‘thing’ a simple approach is best. If it is mainly laid to lawn make sure it has been mowed, if you have pets ensure that before any viewings the garden has been ‘poop scooped’! believe me when I say we have been to plenty of houses where we have had to tiptoe through the grass to show potential buyers around! Again, try and make borders and planted areas as weed free as possible, sweep and jetwash patios and paths and if the weather is set to be nice and you have garden furniture, get it out and set the scene!

These are just a few tips to help make your property as saleable as possible.
